Terms and Conditions

These terms govern bookings made with Gulf Coast Hostingand stays at the homes we manage on Florida's Gulf Coast. By booking a stay, and by completing the check-in form, you agree to these terms on behalf of yourself and everyone in your party. The guest who makes the reservation is responsible for the booking and for all guests and visitors during the stay.
Booking and payment
- Payment is collected securely at the time of booking. Card details are handled by our payment processor, GuestyPay. We never see or store your full card number.
- Your reservation is confirmed once payment is accepted and you receive a confirmation code.
- Rates are quoted in US dollars and shown in full before you pay, including the nightly rate, cleaning fee, and applicable Florida taxes.
Changes and cancellations
- Changes and cancellations are handled by our team directly, not through a self-serve button. Call 917-509-1831 or email zach@gulfcoast-hosting.com.
- A 60-day cancellation policy applies unless a different policy is stated on your reservation. Contact us for the exact terms that apply to your booking before you book.
Reservation requirements
- The booking guest must be at least 25 years old and must be present for the duration of the stay.
- The person making the reservation is responsible for all guests, visitors, and any activity at the property during the reservation period.
- A valid government-issued ID may be required prior to check-in.
Occupancy
- Only the number of guests listed on the reservation may stay overnight at the property.
- Exceeding the maximum occupancy is not permitted unless approved in writing before arrival.
- Unauthorized guests may result in additional charges, cancellation of the reservation, or removal from the property without refund.
No parties or events
- Parties, events, large gatherings, and unauthorized celebrations are not permitted.
- Any violation may result in immediate termination of the reservation without refund, plus additional charges for damages, extra cleaning, security response, or disturbances.
Quiet hours
- Quiet hours are from 10:00 PM to 8:00 AM unless otherwise stated in the house rules.
- Please be respectful of neighbors, surrounding properties, and local noise ordinances at all times.
Smoking and drugs
- Smoking, vaping, and the use of illegal drugs inside the property are not permitted.
- If smoking occurs inside the home, guests may be charged a minimum additional cleaning and odor remediation fee.
- Smoking outdoors must be done responsibly, and all cigarette butts must be disposed of properly.
Pets
- Pets are allowed only if the property is designated as pet friendly and the pet has been approved in advance.
- Unauthorized pets will result in additional charges and may be grounds for cancellation.
- Guests are fully responsible for any pet-related damage, odors, waste, or extra cleaning.
Property condition and respectful use
- Guests agree to use the property, furnishings, appliances, and amenities responsibly and only for their intended purpose.
- Please report any accidental damage, maintenance issue, or concern right away so we can address it promptly.
- Moving furniture, or tampering with owner closets, locked areas, security devices, or utility systems, is not permitted.
Damages and missing items
Guests are responsible for any damage to the property, furnishings, linens, electronics, amenities, or missing items caused by anyone in their party. Charges may apply for:
- Damage beyond normal wear and tear
- Missing or stolen items
- Excessive trash or mess
- Stains on furniture, linens, bedding, or towels
- Misuse of amenities such as hot tubs, grills, fireplaces, or game equipment
Amenities and safety
If the property includes amenities such as a hot tub, pool, fire pit, grill, game room, theater room, deck, stairs, or outdoor features:
- Guests use all amenities at their own risk, and children must be supervised at all times.
- Guests agree to follow all posted or provided instructions for safe use.
- No glass is permitted near hot tubs or pools.
- Guests are responsible for any damage caused by misuse of amenities.
The property may include features such as stairs, decks, hot tubs, fireplaces, grills, uneven terrain, or water access that carry inherent risk. By staying at the property, guests assume responsibility for their own safety and the safety of their party. To the fullest extent permitted by law, the property owner and Gulf Coast Hosting are not liable for accidents, injuries, illness, loss of personal belongings, or damages arising from use of the property or its amenities, except where liability cannot be limited by law.
Maintenance and emergencies
- We make every effort to keep all systems and amenities operational, but occasional issues can arise unexpectedly.
- No refunds are issued for temporary outages or interruptions outside our control, including internet or Wi-Fi, cable or streaming service, utility outages, weather-related disruptions, or appliance and amenity malfunctions.
- Please report any issue promptly so we have the opportunity to resolve it quickly.
Management may enter the property when reasonably necessary for emergencies, urgent maintenance, safety concerns, property protection, or authorized inspections where permitted. We make reasonable efforts to notify guests whenever possible.
Security devices
- For safety and security, a property may have exterior-only security cameras, noise monitoring devices, or smart-home devices where permitted by law.
- There are no cameras inside guest living spaces.
- Tampering with or disabling any approved security device is not permitted and may result in cancellation of the stay without refund.
Check-in and check-out
- Guests agree to follow the check-in and check-out instructions provided.
- Late check-out or unauthorized early check-in may result in additional fees if not approved in advance.
- Guests may be charged for excessive cleaning, excessive trash, or failure to follow departure instructions.
Rule violations
Failure to comply with these terms, the house rules, or local regulations may result in additional charges, cancellation of the stay, removal from the property without refund, or reimbursement claims where applicable.
Agreement
By booking a stay and submitting the check-in form, you confirm that you have read and agree to these terms, that you are financially responsible for your reservation and any damages or violations caused by your group, and that you agree to comply with all house rules and instructions provided before and during your stay.
